River Park at street level
River Park sits inside a bend of the American River, hemmed in by water on the north and east, the old Southern Pacific tracks on the west, and H Street on the south. There are only two ways in, both off H Street and a block apart, which is why the whole neighborhood behaves like one very large cul-de-sac. Louis Carlson and John Sandburg began subdividing it in 1947 as Orchard Terrace, sold as California Rancho homes with fruit trees left standing, and the street names still carry the developers and their families: Carlson, Sandburg, Moddison, Ada Way, Minerva. Housing is overwhelmingly postwar single-story ranch on wide lots, now layered with remodels and second-story additions. Caleb Greenwood, an IB World School, anchors the middle. Sacramento State sits just past the south end, so faculty, state employees, and families who never left fill most of the blocks.

Households here lean toward long-tenured owners and public-sector professionals, plus Sacramento State faculty and staff living minutes from campus. That produces two steady streams. Parents schedule children around the Caleb Greenwood calendar for cleanings, tooth-colored fillings, and general family dentistry. Older residents who bought in decades ago come in to maintain dental crowns, bridges, and gum health on work done long ago. Transit, bikes, and parking from River Park
No SacRT bus runs inside River Park. Route 30, the J Street line, begins at Carlson Drive and State University Drive North at the south end of the neighborhood and runs the length of J Street with a stop at 33rd, the office corner. Driving is simpler: Carlson Drive south to J Street, then about two miles west. Riders use the levee and the Jedediah Smith Memorial Trail. Patient parking is off 33rd Street.
