East Sacramento at street level
East Sacramento sits between US 50 on the south, the Capital City Freeway on the west and north, and Elvas Avenue, Sacramento State and the American River on the east. Inside it are the Fabulous Forties, where the lots between 38th and 47th from J Street down to Folsom Boulevard are the largest in the area, along with Elmhurst, River Park and the McKinley Park blocks. Most of the housing went up between roughly 1910 and 1940: Tudor Revival, Colonial Revival, Spanish Revival and Craftsman, set behind deep lawns and mature street trees. Forty-sixth Street at J is unusually wide because it was the turnaround for the J Street streetcar line. Ronald and Nancy Reagan leased a 1925 Tudor at 1341 45th Street through his governorship, and the city landmarked the house in 2024.
Who comes in from East Sacramento, and what for
East Sac sends whole households rather than individuals. Parents at David Lubin, Theodore Judah, Sacred Heart and Miwok Middle School often book their kids and themselves back to back, so family dentistry, cleanings and tooth-colored fillings fill a lot of the schedule. Longer tenured owners in the Forties lean toward the restorative side: crowns, bridges, root canal treatment, dental implants and gum health follow-up. There is also a steady flow of Mercy General staff from seven blocks east who need appointments that fit around clinical shifts.

Transit, bikes, and parking from East Sacramento
Route 30, the J Street line, is the most useful connection. It runs J Street from Sacramento State west through East Sac and stops at J and 33rd in both directions. The nearest Gold Line stations are 39th Street and 48th Street, both roughly two thirds of a mile south of J on the Folsom Boulevard side. J Street is two way east of Alhambra Boulevard, so the drive in from the Forties is a straight shot with no detour.
